Maintenance & Project Manager vacancy

Emalahleni Housing Company, is a property management company with the aim of providing rental or

co-operative housing options for low to medium income households on an affordable basis.

The organisation currently has an employment opportunity for a suitably qualified and experienced individual to be employed as a MAINTENANCE & PROJECT MANAGER.

JOB SPECIFICATIONS: -

Project management

To be responsible for planning, overseeing and leading projects from ideation through to completion, to enhance growth trajectory of the organisation by packaging projects for funding. The responsibilities will include but not limited to: -

  • Leading project planning sessions
  • Co-ordinating staff and internal resources
  • Managing project progress and adapt work as required
  • Ensuring projects meet deadlines
  • Managing relationships with clients and relevant stakeholders
  • Designing and signing off on contracts after board approval
  • Overseeing all incoming and outgoing project documentation
  • Participating in tender process i.e. design, submission and review
  • Designing risk mitigation plan
  • Conducting project review and creating detailed reports for executive staff
  • Optimising and improving processes and the overall approach where necessary
  • Securing growth opportunities and initiating new projects

Maintenance

Responsible for overseeing maintenance efforts across the organisation with a view to maintain tenant satisfaction to create a desire to pay rent and reduce vacancy rate. The responsibilities will include but not limited to: -

  • Co-ordinate maintenance worker efforts to make sure employer property like buildings and grounds are kept up
  • Identify areas for improvement and assign workers to take care of issues
  • Develop maintenance schedules and enforce them among maintenance staff
  • Respond to emergency calls for maintenance
  • Manage the set up and take down of different events
  • Perform troubleshooting to solve minor repair issues
  • Communicate plans for improvements to maintenance staff
  • Contact and schedule repair-men and extra help as needed
  • Perform administrative tasks as required
  • Delegate tasks to meet maintenance schedule and satisfy employer need
  • Knowledge and Adherence to OHS Act and Environmental Act.
  • Develop, manage and control operational budget

Job qualifications and requirements: -

  • Bachelor’s degree in Architecture/ Quantity Surveying /Building science or related degree equired OR
  • Bachelor of Technology in Architecture/Quantity Surveying/Construction management and Engineering (civil, structural, electrical)
  • Previous experience in Property development/Construction management, Project management and Social Housing projects (added advantage)
  • Previous management experience is essential
  • Previous experience in preparing feasibility studies for property developments as it pertains to the actual development and maintenance of projects are essential
  • Technical acumen related to electrical, plumbing, construction, carpentry, engineering is essential for this role
